When grief comes first

An estate is rarely just furniture and boxes. It is a whole life gathered in one place, and it is seldom obvious where to begin. Most people call us a few weeks after the funeral, when the notice period on the flat suddenly feels very short. We work at whatever pace suits you. If you want to be there, we go through the property room by room together and you point out what should be kept. If you would rather hand over the keys and never go back, we take care of everything and tell you when it is done. Nothing is thrown away until you have said so.

How the clearance works

It starts with a phone call and a visit. We walk through the property, estimate the volume and the carrying involved, and put a fixed price in writing. Only once you accept do we book the day. Clearing a flat usually takes one to two days; a house with a cellar, garage and outbuilding takes longer. Anything you want to keep is packed and driven to you or to another beneficiary. Documents, photographs, letters and jewellery are always set aside in a box of their own, whether or not anyone has asked us to. The cleaning follows.

Valuation and recycling

What is left behind often has value, and that value belongs to the estate rather than to us. Before anything is loaded we go through the furniture, tools, art, china and collectables and tell you plainly what we think they are worth. If something ought to be seen by an auction house, we leave it untouched until you decide. The rest is sorted and taken to the municipal recycling centre at Blåberget, with electronics, metal, timber, textiles and hazardous waste kept apart. Anything still usable we would rather donate than discard, if that suits you. You receive a written summary of where everything went.

Deep cleaning and handover

Once the property is empty, the cleaning begins. We do the kitchen, bathroom, wardrobes, skirtings, radiators and floors, lift the smells that settle into cupboards and textiles, and clean the windows inside and out wherever we can reach. The standard is the same one a Swedish landlord inspects against at the end of a tenancy. If the property is going on the market, we leave it ready for the estate agent's photographer: bare surfaces, clean glass, nothing left in the storage room or on the balcony. We can meet the landlord or agent on site and hand over the keys for you.

Cost, RUT relief and quotes

An estate clearance cannot be priced over the phone. Two flats of identical size can differ by a factor of two depending on how much remains, whether there is a lift, and how far we carry to the van. So we always come and look first, free of charge and with no obligation. You then get a fixed price in writing, split into clearing, disposal and cleaning, so you can see what each part costs. The cleaning qualifies for Swedish RUT tax relief of up to 50 % of the labour cost; how it is claimed depends on whether the estate or an individual beneficiary is the buyer, and we settle that before the quote is written.

A 1930s stairwell with a narrow spiral takes twice as long as a modern flat in Sundsbruk, and we allow for that in the quote rather than adding it afterwards. We come and look free of charge, usually within a few days, and then send a fixed price in writing with clearing, disposal and cleaning listed separately.

  • We go through the contents before anything is loaded and tell you what we believe they are worth. If we think something should be valued by an auction house, we leave it where it is until you decide. The value belongs to the estate, and you receive a written summary of what was removed and where it went.

  • No. Many beneficiaries live in another town. We can collect the keys, photograph the property before and after, and keep you updated through the day. If you do want to be there, we walk the rooms with you first and mark what is to be kept, then carry on without you.

  • Yes. We meet the estate agent or landlord on site, walk the property with them and hand over the keys. If the home is to be photographed for sale, we time the clearing and cleaning so that it is ready the day before the photographer arrives.
