We work from a fixed checklist that covers the whole property, room by room. In the kitchen that means the hob, oven, oven trays and extractor fan, the fridge and freezer inside and out, worktops, tiling and every cupboard and drawer. In the bathroom and WC we take off limescale and soap residue, clean the shower, bath, basin and toilet, mirrors, storage units and the floor drain where it can be reached. Living rooms and bedrooms get surfaces, doors, handles, sockets and wardrobe interiors. Windows and details come last: glass, frames, sills, skirting boards and radiators. Nothing is ticked off until someone has checked it.
How it works
Tell us the address, the floor area and the date your contract ends. A few photos of the kitchen and bathroom are usually enough for us to set a fixed price; if not, we come round and look. We prefer to book the clean for the day after the last box has gone, so the floors can be done in an empty property. A team of two or three works through the checklist, and one of them walks the whole place a final time before the keys go back. You receive the signed-off list and an invoice with RUT already deducted.
Passing the inspection
A move-out clean is not judged by you, but by whoever inspects the property: the landlord, the estate agent or the next tenant. So we clean to industry standard and spend the extra time where checks are actually made – oven trays, extractor filters, tile grouting, floor drains, wardrobe shelves and window frames. If anything is flagged, tell us within seven days and we come back and put it right at no further cost. It rarely happens, but the guarantee is there so you are not left with a withheld deposit after you have already moved on.
Price and RUT deduction
Price depends on the floor area, the condition of the property and whether windows and a balcony are included. As a guide, a one-room flat in Sundsvall tends to land at roughly SEK 1,500–2,500, two to three rooms at SEK 2,500–4,000 and a house at SEK 4,000–7,000. Those figures are indicative. What you get from us is a fixed price in the quote that does not change afterwards, with no hidden charges. Move-out cleaning qualifies for the Swedish RUT deduction: up to 50 per cent of the labour cost for private individuals, capped at SEK 75,000 per person per year. We deduct it on the invoice.

If the windows sit high, or it is below freezing with ice on the glass, we say so in advance and rebook that part rather than do it badly.

No. Most people leave the key in a lockbox, with the landlord, or with us the day before, and spend the day at the new address. The property needs to be empty of furniture and rubbish when we arrive, otherwise the floors cannot be finished. We lock up and return the key as agreed.
